The arithmetic, explained
What these calculators are actually doing
None of this is complicated maths. It is arithmetic that buyers skip because nobody puts the numbers in front of them until the day of registry, by which point the money is committed and the surprise is expensive. Three things account for almost every budgeting mistake we see on this corridor.
The statutory cost is roughly 8 per cent, and it is not negotiable
Stamp duty plus registration comes to about 8 per cent of the value for a male buyer, 7 per cent for a sole female buyer. On a Rs 1.80 crore plot in Sector 18 that is roughly Rs 14.4 lakh of cost that buys you no land at all. It is charged on the circle rate or the price, whichever is higher, so agreeing a number below circle rate saves you nothing on duty. Buyers who budget the plot price and nothing else are short by a seventh of a crore before they start.
Units are where quotes are made to look cheap
A gaj is a square yard, 0.8361 square metres. A rate per gaj is therefore about 1.196 times the same money per square metre. When one agent quotes per square metre and the next quotes per gaj, the two numbers are not comparable, and the gap is large enough to swallow a negotiation. This is not usually deceit. It is habit. But it costs the same either way, which is why the converter shows both.
The cash gap on registry day is bigger than the EMI
Plot loans are not home loans. Lower loan-to-value, shorter tenure, higher rate, and many lenders will not sanction against authority leasehold land here at all. The number that matters is not the monthly instalment, it is what you have to bring to the sub-registrar yourself once the bank has done its part. Work that out before you pay a token, not after.

How much is stamp duty on a plot in Uttar Pradesh?
Stamp duty is 7 per cent of the value for a male buyer, 6 per cent for a sole female buyer and 6.5 per cent where a male and female buy jointly. Registration is a further 1 per cent. Duty is charged on the circle rate or the transaction value, whichever is higher, so a price below circle rate does not reduce your duty.
What is a circle rate and where do I check it?
The circle rate is the minimum value the state will register a property at. It is notified by the District Magistrate for each locality and published by the Stamps and Registration Department of Uttar Pradesh. Check the notified rate for the sector before you agree a price, because it sets the floor for your stamp duty regardless of what you actually pay.
How do I convert a rate per gaj to a rate per square metre?
One gaj is one square yard, which is 0.8361 square metres. So a rate quoted per gaj is roughly 1.196 times the same money expressed per square metre. Quoting the same plot in different units is the oldest way to make an expensive plot look cheap on this corridor, which is why the converter puts both numbers side by side.
Why is a plot loan different from a home loan?
Plot loans usually carry a lower loan-to-value ratio, a shorter tenure and a slightly higher rate than a home loan, and many lenders will not sanction against authority leasehold land at all. That combination means the cash you fund yourself on registry day is larger than most buyers plan for, which is what the EMI calculator makes visible.
What costs do these calculators not cover?
Lease rent payable to the authority before a lease deed, authority transfer charges on a resale, legal and documentation costs, and brokerage. Those depend on the specific plot and its lease status, so ask us for the figures on the file in front of you rather than assuming.
