Sector 17 sits inside the first phase of the YEIDA master plan alongside Sectors 16, 18 and 20. Supply here is largely older allotments and farmer-quota plots, which is where the sharper entry prices tend to be.

What you should know before you buy here
- Farmer-quota and abadi plots trade here. The paperwork check matters more than the price.
- We do not take a farmer-quota file to a client until the allotment chain is verified at the authority.
Buying in YEIDA Sector 17
The process is the same across the corridor and the order matters. We verify the allotment at the authority, pull a fresh no-dues certificate, confirm the lease status and check the physical demarcation against the sanctioned layout plan. Only then do you pay a token.
After that comes the authority transfer, the lease deed intimation, the registry at the sub-registrar and the mutation application. Budget stamp duty at 7 per cent for a male buyer, 6 per cent for a female buyer and 6.5 per cent joint, plus 1 per cent registration, on the circle rate or the transaction value, whichever is higher. The possession letter typically follows about 60 days after registration.
