YEIDA is the authority that plans and allots land along the Yamuna Expressway, from the Greater Noida boundary down to Jewar. What you are actually buying

A YEIDA plot is not freehold. The authority grants a long lease and you hold the lease. That is normal for the whole Noida and Greater Noida belt and it does not weaken your title, but it does mean the authority sits in the middle of every transaction. Nothing transfers without its approval.

Two supply routes exist. The first is a YEIDA scheme, where the authority opens applications, takes registration money and holds a draw. The second is resale, where you buy from somebody who already won a plot in a past draw. Most buyers today come in through resale, because schemes open irregularly and are oversubscribed.

The last scheme, and what it tells you

Scheme RPS-10/2026 offered 973 residential plots across Sectors 15C, 18 and 24A. Plot sizes started at 162 sqm. Applications closed on 6 May 2026 and the draw was held on 18 June 2026 at an allotment rate of roughly Rs 36,260 per sqm.

Now compare that to the resale market. Developed sectors like 18 and 20 quote around Rs 80,000 per sqm and Sector 22D quotes Rs 90,000 to Rs 1,00,000 per sqm. The gap between the allotment rate and the resale rate is the single clearest number on this corridor, and it is why scheme draws are oversubscribed.

  • General public quota: 77.5 per cent of plots, which was 775 of the 973.
  • Farmers whose land was acquired: 17.5 per cent.
  • Functional industrial units inside Yamuna City: 5 per cent.
  • Persons with disabilities: 5 per cent of the total, including 1 per cent for visually impaired applicants.

Sectors we work in

We do not cover every sector on the map, because pretending to would be useless to you. We work where there is real supply and a real exit.

  • Sector 18 for depth of supply and the easiest exit.
  • Sector 20 for 500 sqm and larger plots.
  • Sector 22D for the premium end, at Rs 90,000 to Rs 1,00,000 per sqm.
  • Sectors 24A and 15C for plots allotted under RPS-10/2026.
  • Sectors 16 and 17 for value buys where the paperwork needs a harder look.

What we check before we show you a plot

Every file goes through the same six checks. If one fails, the plot does not reach you.

  • Allotment letter matched against the authority record, not just the seller copy.
  • No-dues certificate confirming the premium and lease rent are clear.
  • Lease deed status, and whether it is registered or still pending.
  • Whether the plot is in the general quota or the farmer quota, because the transfer rules differ.
  • Physical demarcation checked against the sanctioned layout plan on site.
  • Any pending litigation, mortgage or bank charge on the file.

Questions people actually ask

Can an NRI buy a YEIDA plot?

Yes. NRIs are eligible under YEIDA residential plot schemes and can also buy in resale. The payment route and the tax treatment differ from a resident buyer, so get your banker and chartered accountant involved before you pay a token.

Is a YEIDA plot a good investment in 2026?

The corridor now has a working international airport, a 350-acre Medical Device Park in Sector 28 and a 150-acre Apparel Park in Sector 29. That is real demand. It is also a land market, which means it is illiquid, slow and unforgiving if you buy the wrong file. Buy with a three to five year horizon and buy clean paperwork.

What is the minimum ticket size?

A 300 sqm plot in Sector 18 starts near Rs 1.80 crore at current resale levels. Smaller plots in less developed sectors come in lower. Tell us your budget and we will tell you honestly what it buys.

    Where agent and project registrations are verified. Use the Registered Agent search before you deal with any broker in Uttar Pradesh, including us. An agent operating without registration attracts a penalty of Rs 10,000 per day of default.
