Yamuna City is the name used for the planned urban area YEIDA is building along the Yamuna Expressway between Greater Noida and Jewar. Sectors 15C through 24A are its residential core. Sectors 28 through 33 are its industrial belt. Sector 21 holds Film City. It is one master plan, and buying well means understanding how the pieces fit.

How the master plan is laid out

Residential sectors cluster in the teens and low twenties, closest to the Greater Noida end and along the expressway. The industrial sectors sit further south, nearer Jewar and the airport, with Sector 32 closest of all. Film City occupies Sector 21. Institutional and commercial land is distributed between them.

That layout is why a Sector 22D plot prices above a Sector 15C plot despite similar paperwork. You are paying for minutes on the road to the airport and to the employment.

Who buys here

Three groups, with different needs. End users who want to build a house within two years and care about roads, water and electricity being in already. Investors on a three to five year view who care about the entry rate and the exit depth. And industrial buyers who need a specific sector because of what they manufacture.

We do not sell the same plot to all three. An investor plot and an end-user plot are different plots.

What Yamuna City still does not have

Being honest about the gaps is more useful than listing the plans. Social infrastructure across the residential sectors is thin. Schools, hospitals and retail are still catching up with the plot allotments. Metro connectivity is proposed, not running. Occupancy in most residential sectors is low enough that an end user moving in today is an early resident, not part of a neighbourhood.

None of that is a reason not to buy. It is a reason to buy with the right horizon and the right expectations.

Questions people actually ask

Is Yamuna City the same as YEIDA?

YEIDA is the authority. Yamuna City is the urban area it is developing. In everyday use on this corridor the two names get used interchangeably.

Can I build immediately after buying?

You build after the lease deed is registered and possession is handed over, and within the timelines set by the authority for your scheme. Check your allotment conditions, because construction timelines carry penalties.

Is there water and electricity in the residential sectors?

It varies sharply by sector. Sectors 18 and 20 are ahead. Newer sectors are behind. We will tell you the position for the specific plot, on site.

    The allotting authority for every YEIDA sector. Scheme brochures, allotment results, sector layout plans, transfer rules and the current schedule of charges are published here. Any plot file we hand you can be checked against this office.

  • Stamps and Registration Department, Uttar Pradesh (IGRSUP)

    The state portal for property registration, stamp duty and the circle rate. Circle rates are notified by the District Magistrate for each locality, and stamp duty is charged on the circle rate or the transaction value, whichever is higher. Check the notified rate for the sector before you agree a price.

  • Uttar Pradesh Real Estate Regulatory Authority (UP RERA)

    Where agent and project registrations are verified. Use the Registered Agent search before you deal with any broker in Uttar Pradesh, including us. An agent operating without registration attracts a penalty of Rs 10,000 per day of default.
