Why do YEIDA plots get quoted in square metres but brokers talk in gaj?
The authority allots and documents everything in square metres, so your allotment letter, lease deed and rate schedule are all in sqm. The resale market talks in gaj because that is the local unit. Both describe the same land. Convert before you compare two quotes, because a rate per gaj and a rate per sqm are not comparable numbers.
How big is a bigha in Uttar Pradesh?
It varies by district, which is exactly why it causes trouble. The pucca bigha used across western UP is 3,025 square yards, about 2,529 square metres. Kaccha bigha measures differ locally. Never accept a land area in bigha without converting it to square metres against the revenue record.
