Why this corridor moved
Noida International Airport at Jewar opened on 28 March 2026 and commercial flights began on 15 June 2026, with IndiGo first on five routes and Akasa Air joining a day later on two. International operations are expected from around September 2026. Phase 1 handles 12 million passengers a year, scaling towards 70 million by 2040.
An airport does not lift land prices by itself. What lifts them is the employment that follows it, and on this corridor that employment is being built in the industrial sectors: Sector 28, Sector 29 and Sector 32. Watch those sectors, not the airport press releases.
Residential sectors and current rates

Residential plots
Residential supply concentrates in Sectors 15C, 16, 17, 18, 20, 22D and 24A. Sector 18 is the most liquid. Sector 20 has the large parcels. Sector 22D is the priciest. Plot sizes across the belt run from 60 sqm up to 2,000 sqm.
Drive time to the airport from the core residential sectors is 15 to 30 minutes depending on where you sit. That range is the difference between a Sector 22D price and a Sector 15C price.
Industrial and commercial plots
The industrial story here is not speculative. The Medical Device Park in Sector 28 covers about 350 acres and has central government backing, including a Rs 30 crore grant-in-aid. The Apparel Park in Sector 29 covers about 150 acres and has garment houses already allotted. Sector 32 is the industrial sector closest to the airport.
The Toy Park in Sector 33, earmarked at about 100 acres in 2020, has been slower. Lease deeds were executed but the build-out has lagged. We say so because you will hear the opposite from people selling next to it.
How to buy here without getting hurt
Land fraud on this corridor is not exotic. It is mundane and repetitive: a plot sold twice, a farmer-quota file with a broken allotment chain, a plot whose physical location does not match the layout plan, dues outstanding that the buyer only discovers at transfer.
The defence is boring and it works. Verify at the authority, not from photocopies. Pay by banking channel. Do not pay a token before the file is checked. Insist on a no-dues certificate. We do all four on every deal, and we do them before you commit money, not after.

How far is Jewar airport from the YEIDA residential sectors?
Between 15 and 35 minutes by road depending on the sector. Sector 22D is at the closer end, Sector 15C at the farther end.
Are there any freehold plots on the Yamuna Expressway?
Authority-allotted plots are leasehold. Some private and abadi land in surrounding villages is sold as freehold. Those are a different risk category and we do not recommend them to first-time buyers on this corridor.
Should I buy residential or industrial?
Residential if you want liquidity and a possible end use. Industrial if you actually intend to run a unit, because YEIDA industrial allotments come with build and operate obligations. Buying industrial land purely to flip is how people get their allotment cancelled.
