Where we work

Noida

The deepest project market in the district, with the most completed and occupied inventory. Resale here is straightforward because most of the supply is delivered.

Greater Noida

The best balance of price and delivery. Large township supply, functioning social infrastructure and prices well below Noida for a comparable unit.

YEIDA corridor

The newest project market, driven by the airport. Fewer delivered projects, more under construction, so the developer record matters more here than anywhere else.

What we check on a project

A brochure is marketing. These are the things that actually determine whether you get your flat and whether it is worth what you paid.

  • UP RERA project registration number, verified on the portal, with the registered completion date.
  • The developer delivery record: what they have completed, how late, and what buyers say now.
  • Land title and whether the authority dues on the project land are clear, because unpaid authority dues have stalled registries across this district.
  • Approved layout and building plans against what is being sold.
  • For resale, whether the seller has a registered agreement, what is outstanding to the builder, and what the transfer charge is.

Developers we transact in

We are not tied to any developer and we do not run an exclusive inventory. We transact across the established NCR names and we will tell you which of their projects we would avoid.

We do not publish a developer list we cannot stand behind. Ask us who we actually transact with on the project you are looking at, and we will tell you plainly, including where we have no relationship at all.

Primary or resale

Primary means you buy from the developer, at their price list, usually with a construction-linked payment plan. You get first pick of inventory and you carry the delivery risk.

Resale means you buy from an existing allottee. You often pay a premium over the original price, and in exchange you can see the actual building, the actual floor and the actual view. On a delayed project, resale is frequently cheaper than primary, because the seller wants out.

Questions people actually ask

Do you charge the buyer or does the builder pay you?

On a primary transaction the developer pays the channel-partner brokerage, so it costs you nothing extra. On resale, brokerage is 1 per cent of the transaction value, moving with the size and complexity of the deal, agreed in writing before we start.

How do I check a project on RERA?

Search the project name or registration number on the UP RERA portal. It shows the registered completion date, the promoter and the approved details. Do this before you pay a booking amount, not after.

Is a stalled project ever worth buying?

Sometimes, at the right discount, if the reason it stalled is fixable and the buyer has the patience. Usually not. We will give you our honest read rather than the one that closes a deal.

Which of the three markets has the most delivered inventory?

Noida. It is the deepest project market in the district and most of the supply is completed and occupied, which makes resale straightforward. Greater Noida gives the best balance of price and delivery. The YEIDA corridor has the fewest delivered projects, so the developer record matters more there than anywhere else.

What if the developer misses the registered completion date?

The registered completion date is on the UP RERA portal, which is exactly why you check it before you book rather than after. If a project runs past it, the remedies available to an allottee are a legal question and you should take it to a lawyer. What we can do is tell you the developer past record before you are in that position.

Are unpaid authority dues on the project land my problem?

They become your problem. Unpaid authority dues on project land have stalled registries across this district, which means completed flats that owners cannot get registered in their own names. Check the position on the project land before you book, not when your registry is due.

What does it cost to buy a flat in resale?

The consideration, plus stamp duty at 7 per cent for a male buyer, 6 per cent for a female buyer and 6.5 per cent joint on the circle rate or transaction value, whichever is higher, plus 1 per cent registration. On top of that there is usually a transfer charge payable to the builder, and whatever is still outstanding to the builder from the seller. Establish all three in writing before the token.

Do you have exclusive inventory or a preferred developer?

Neither. We are not tied to any developer and we do not run an exclusive list. That is the point: an agent with exclusive inventory has a reason to sell you that inventory. Ask us who we actually transact with on the project you are looking at and we will tell you plainly, including where we have no relationship at all.

How do I check a developer delivery record?

Look at what they have completed, not what they have launched. How late each project ran against its registered date, whether occupancy certificates came through, and what buyers who moved in say now. The UP RERA portal gives you the registered dates and the promoter details. The rest is legwork, and we do it before we send you anything.

Under construction or ready to move?

Ready costs more and removes the delivery risk entirely, because you can stand in the actual flat on the actual floor. Under construction costs less and pays you for carrying the risk. On a delayed project, resale is frequently cheaper than primary, because the seller wants out and the developer does not.
