The order matters. Doing step four before step three is how people lose tokens.
- Fix the budget including stamp duty, registration, lease rent and transfer charges, not just the plot price.
- Shortlist sectors against the holding period and end use.
- Site visit, with demarcation checked against the sanctioned layout plan.
- Full file diligence at the authority: allotment, dues, lease status, transfer chain, any charge or litigation.
- Negotiate against documented comparables.
- Token and agreement to sell, in writing, by banking channel only.
- Seller applies for transfer, authority processes the transfer memorandum.
- Lease deed intimation, then registry at the sub-registrar with the allotment letter, no-dues certificate and identity proofs.
- Mutation application filed with the authority.
- Possession letter, typically about 60 days after registration, then physical boundary check.

If you are selling
The seller controls the timeline more than they realise. Get the file complete before the plot is marketed and the deal closes in weeks. Market first and fix later, and buyers walk while you chase a no-dues certificate.
- Pull a fresh no-dues certificate and clear any outstanding to the authority.
- Confirm lease deed status and whether registration is complete.
- Price against recent closings in the same sector at a comparable size and lease status.
- Agree in writing who bears the transfer charge, stamp duty and registration.
- Apply for transfer with the authority once the buyer is confirmed.
- Complete the registry and hand over a document set the buyer can resell from.
The costs, in one place
Budget these before you negotiate, not after.
- Stamp duty in Uttar Pradesh: 7 per cent male buyer, 6 per cent female buyer, 6.5 per cent joint, on circle rate or transaction value, whichever is higher.
- Registration fee: 1 per cent of property value.
- Lease rent to the authority, payable before lease deed execution.
- Authority transfer charges on a resale, which vary by plot type and transaction value.
- Brokerage: 1 per cent of the transaction value, moving with the deal, agreed in writing before we start.
- Legal and documentation expenses, borne by the allottee and non-refundable.
Questions people actually ask
Can I pay part of the consideration in cash?
No. Pay by banking channel, every rupee. Cash consideration on land creates a tax exposure and destroys your cost base for capital gains when you sell.
What documents should I insist on before paying a token?
Allotment letter, a fresh no-dues certificate, the lease deed if registered, the seller identity proofs, and the sanctioned layout plan showing the plot. If any one is missing, hold the token.
How long does a full purchase take?
On a clean file, several weeks to registry, and roughly 60 more days to the possession letter. Plan on three to four months from token to possession letter.
