Matching the sector to the unit
The sector you buy in should follow from what you manufacture and how it moves. Air cargo argues for Sector 32. Medical devices argue for Sector 28 and the cluster benefits that come with it. Garments argue for Sector 29. A unit that ships by road to Delhi may be better off in Greater Noida than anywhere in YEIDA.
We will ask what you make, what your power load is, how many people you employ and how the output ships, before we send you a single plot.
Industrial sectors we work in
Indicative, August 2026Rates move every quarter. Every figure has a source, and we will give you the live number before you negotiate.
Obligations that come with the allotment
Industrial allotments are conditional. Read these before you commit, because they are enforceable and they are enforced.
- A construction timeline, with penalties and in the worst case cancellation for overshooting it.
- A requirement to commence and continue operations, not merely to build.
- Restrictions on transfer, particularly before the unit is functional.
- Compliance with the permitted activity for the sector.
The transfer route
Most industrial buyers today come in through transfer of an existing allotment rather than a fresh scheme. That is workable, but the diligence is heavier: you inherit the original allotment conditions, the construction clock and any default already on the file. We trace all three before you pay a token.
Where each of these claims comes from

Questions people actually ask
Can I buy industrial land purely as an investment?
We will advise against it. The obligations attach to you and the authority does act on them. If you want land as an investment on this corridor, buy residential.
Which YEIDA sector is closest to the airport?
Sector 32 is positioned as the nearest of the industrial sectors to Noida International Airport at Jewar.
What about the Toy Park in Sector 33?
About 100 acres were earmarked in 2020 and lease deeds were executed, but reporting indicates the park has been slow to take off. Treat any pitch that leans mainly on the Toy Park story with caution.
Which are the YEIDA industrial sectors?
Sector 28 is the Medical Device Park at about 350 acres, with central backing including a Rs 30 crore grant-in-aid. Sector 29 is the Apparel Park at about 150 acres, with garment houses already allotted. Sector 32 is the industrial sector closest to the airport. Sector 33 is the Toy Park, where build-out has been slower than announced.
What happens if I miss the construction timeline?
The allotment carries penalties for overshooting it, and in the worst case cancellation. These conditions are enforceable and they are enforced. Read the timeline in your own allotment conditions before you commit capital anywhere else, because the clock does not wait for your funding round.
Is it enough to build, or do I have to operate?
You have to operate. The allotment requires you to commence and continue operations, not merely to put up a structure. That is the clause that catches investors who treated an industrial plot as land with a shed on it.
Can I transfer an industrial allotment before the unit is functional?
Transfer is restricted, particularly before the unit is functional, and the restriction is part of why industrial land is priced the way it is. If your plan depends on selling before you operate, the plan is at odds with the allotment.
What is different about diligence on an industrial transfer?
It is heavier, because you inherit three things rather than one: the original allotment conditions, the construction clock as it already stands, and any default already sitting on the file. Most industrial buyers today come in through transfer rather than a fresh scheme, so this is the normal case and not the exception. We trace all three before you pay a token.
How do I choose between Sector 32 and Greater Noida?
By how your output moves. Air cargo argues for Sector 32. Medical devices argue for Sector 28 and the cluster around it. Garments argue for Sector 29. A unit that ships by road to Delhi is often better off in Greater Noida, where power and road infrastructure are already in and the workforce lives nearby. Higher entry cost, lower execution risk.
What will you ask me before sending a plot?
What you make, what your power load is, how many people you employ and how the output ships. The sector should follow from the unit. An agent who sends you industrial plots before asking those four questions is selling land, not solving your problem.
