What you should know before you buy here

  • Included in YEIDA scheme RPS-10/2026 along with Sectors 15C and 24A.
  • Internal development is largely complete, so plots here command a premium over paper sectors.
  • Resale depth means an exit is usually a matter of weeks, not quarters.

Buying in YEIDA Sector 18

The process is the same across the corridor and the order matters. We verify the allotment at the authority, pull a fresh no-dues certificate, confirm the lease status and check the physical demarcation against the sanctioned layout plan. Only then do you pay a token.

After that comes the authority transfer, the lease deed intimation, the registry at the sub-registrar and the mutation application. Budget stamp duty at 7 per cent for a male buyer, 6 per cent for a female buyer and 6.5 per cent joint, plus 1 per cent registration, on the circle rate or the transaction value, whichever is higher. The possession letter typically follows about 60 days after registration.

Questions about Sector 18

What buyers ask about YEIDA Sector 18

Questions people actually ask

What is the current rate in YEIDA Sector 18?

Resale in Sector 18 quotes around Rs 80,000 per sqm, which puts a 300 sqm plot near Rs 1.80 crore before costs. Rates on this corridor move every quarter, so treat this as a starting point and ask us for the live number before you negotiate.

What plot sizes are available in Sector 18?

Sector 18 was laid out in 60, 90, 120, 162, 200, 300 and 500 sqm plots. Because resale supply here is the deepest on the corridor, you usually get a genuine choice of size and facing rather than taking whatever is left.

How far is Sector 18 from Noida International Airport?

Roughly 20 to 25 minutes by road to the airport at Jewar.

Why does Sector 18 cost more than a scheme sector?

You are paying for completed internal development. Roads, sewer lines and street lighting are in, and a large share of plots already carry a registered lease deed. A scheme allotment at roughly Rs 36,260 per sqm is cheaper because it is a draw you may not win and land you cannot build on yet.

How quickly can I sell a plot in Sector 18?

Resale depth here means an exit is usually a matter of weeks rather than quarters, provided the file is clean. That liquidity is the main reason first-time YEIDA buyers start in this sector.

What will Sector 18 cost me on top of the plot price?

Stamp duty is 7 per cent for a male buyer, 6 per cent for a female buyer and 6.5 per cent joint, charged on the circle rate or the transaction value, whichever is higher, plus 1 per cent registration. Lease rent to the authority and authority transfer charges sit on top of that.
