The questions we work through with you
We start with your situation, not with our inventory. If the honest answer is that this corridor does not suit your money or your timeline, that is what you will hear.
- What is the holding period? Under three years, land on this corridor is the wrong instrument.
- Is this an end use or an investment? A plot you will build on is chosen differently from one you will flip.
- What is the total budget including stamp duty, registration, lease rent and transfer charges? Those add materially to the plot price.
- How will you fund the balance? Plot loans are available but the terms differ from a home loan on a built unit.
- What is the exit? A 300 sqm plot in Sector 18 has buyers. A 2,000 sqm plot in a thin sector may not, when you want out.
Residential sectors and current rates

Sector selection, plainly
Sector 18 for liquidity. Sector 20 for large parcels and villa builds. Sector 22D for the premium hold, at Rs 90,000 to Rs 1,00,000 per sqm against roughly Rs 80,000 in Sectors 18 and 20. Sectors 24A and 15C for scheme-allotted plots from RPS-10/2026. Sectors 16 and 17 for value, if you accept that the diligence is heavier.
The industrial sectors follow different logic entirely. Buy in Sector 28, 29 or 32 if you intend to run a unit. YEIDA industrial allotments carry build and operate obligations, and treating them as a trading asset is how allotments get cancelled.
Benchmarking a price
A quoted rate means nothing on its own. What it needs is context: recent closings in the same sector, at a comparable size, with a comparable lease status. A registered plot with a clean no-dues certificate is worth more than an unregistered allotment, and the gap is often larger than sellers expect.
We give you the comparison in writing before you negotiate. If we cannot back a number with a recent closing, we say the number is unsupported rather than dressing it up.

Do you charge a consulting fee separately from brokerage?
Consulting is charged at 1 per cent of the value in question, adjusted for what the job actually involves. Tell us what you need and we will tell you what it costs before we start.
Can you advise on a plot I am buying through someone else?
Yes. We will run the diligence on the file as an independent check. It is the cheapest insurance available on a crore-plus purchase.
What return should I expect?
We will not give you a number. Anyone who does is guessing. What we will give you is the current rate, the rate history we can evidence, and the specific demand drivers on this corridor so you can form your own view.
