Boundary & Land Survey

21 checks: 1 for apartment, 18 for independent house / villa, 20 for plot / land, 0 for under-construction. For example: Title deed dimensions extracted before the visit.

Society & Association Governance

22 checks: 22 for apartment, 1 for independent house / villa, 0 for plot / land, 0 for under-construction. For example: RWA or society registration checked.

Title & Ownership Documents

26 checks: 26 for apartment, 26 for independent house / villa, 26 for plot / land, 26 for under-construction. For example: Sale deed reviewed for parties, consideration and property description.

Municipal & Government Land Records

25 checks: 24 for apartment, 22 for independent house / villa, 17 for plot / land, 11 for under-construction. For example: Khata checked, where the property is in Karnataka.

Builder & Under-Construction Checks

18 checks: 0 for apartment, 0 for independent house / villa, 0 for plot / land, 18 for under-construction. For example: Builder-buyer agreement reviewed for the possession date and penalty clause.

Money, Tax & Dues

21 checks: 20 for apartment, 17 for independent house / villa, 13 for plot / land, 14 for under-construction. For example: Property tax paid-up status checked for the current financial year.

Litigation & Future Development Plans

15 checks: 11 for apartment, 10 for independent house / villa, 11 for plot / land, 8 for under-construction. For example: Court case search run against the property in civil court.

Occupancy & Tenancy

13 checks: 13 for apartment, 12 for independent house / villa, 0 for plot / land, 0 for under-construction. For example: Occupancy status confirmed at the time of visit: vacant, self-occupied, tenanted or caretaker-held.

Documentation, Photo & Video Proof
