Short answer: RBI caps a home loan by loan-to-value: 90% of the property value for a loan up to ₹30 lakh, 80% above ₹30 lakh up to ₹75 lakh, and 75% above ₹75 lakh. It sets no FOIR, no income multiple and no maximum tenure for an NRI; each bank sets those. This tool applies your income at a FOIR you choose and the RBI cap, and reports which limit binds.

Two limits decide how much a bank lends you. One is your income: the bank lets a share of it, the FOIR, go to EMIs, and the loan is whatever that EMI repays over your tenure. The other is RBI’s loan-to-value cap on the property. The lower of the two is your loan.

The tool reports the eligible loan, the limit that binds, the EMI, the down payment, and the working in words. It also flags the banks whose published age ceiling or NRI tenure your plan runs past.

How much home loan can an NRI get in India?

The bank caps the EMI at a share of your income, its FOIR. Two banks can quote you different amounts on the same salary because each sets its own FOIR.

What FOIR do banks use for NRI home loans?

No regulator sets one. FEMA leaves the quantum of an NRI housing loan to the loan policy of each lending bank’s board. The tool defaults to 50% as a plain assumption. Ask your bank for its figure and enter it.

Do NRIs get a lower loan-to-value than residents?

Not under the rules. The RBI slabs apply to every borrower, and FED Master Direction No. 6 requires the quantum, margin and repayment period on an NRI housing loan to be at par with a resident borrower.

Does stamp duty count in the property value?

No. RBI tells banks to leave stamp duty, registration and documentation charges out of the property cost when they apply the loan-to-value cap, except on a unit costing ₹10 lakh or less. You pay those charges on top of the down payment.

How long can an NRI home loan run?

No RBI instruction sets a maximum tenure or age for a scheduled commercial bank. Published NRI tenure runs from 15 years at Kotak Mahindra Bank to 30 years at SBI, Bank of Baroda and ICICI Bank, and the maximum age at maturity from 58 to 70, as read on each bank’s page on 16 September 2026.
