Refund policy

What you get back, when, and how long it takes. Written before you need it, which is the only time worth writing it.

The short version

Property Health Check, ₹20,000 one-time

A one-time inspection of one property, priced on /pricing. It buys a manager's time on site, so the refund turns on whether that time has been spent.

If the report reaches you and it is wrong, that is not a refund question. Write to us and we go back and redo the inspection at our cost.

Full management and Concierge+

Billed monthly, in arrears, for the month just worked. Full management is 5% of monthly rent with a floor of ₹2,500 per property per month. Concierge+ is 8% with a floor of ₹4,000.

Tenant placement

One month's rent, one time, charged only on a tenancy that actually starts. A tenant who signs and never moves in is not a successful tenancy, and the fee comes back. If the tenant we placed leaves inside 60 days for a reason that is ours, we place the next one without charging again.

Deposits and rent are not ours

Tenant deposits and collected rent are your money passing through, not our revenue, so they sit outside this policy. Rent reaches your account, usually an NRO account, with every deduction shown as a line item. A dispute about a deduction is a billing correction, and we fix those on any timeline you raise them on.

How to ask, and how long it takes

Write to [email protected] with the property and what you are asking for. There is no form.

If you think we got a refund decision wrong, say so and a human reads it again. We would rather return money than argue about it.
