Cancellation policy

How to leave. Thirty days' notice, no exit fee, and your documents come with you.

The short version

• Cancel any time with 30 days' notice. There is no lock-in and no exit fee.
• You keep every document, photo, invoice and report we hold for your property.
• We hand over to you, to your next manager, or to whoever you name.
• A tenancy we are mid-way through placing either completes or stops, your call.
• We can end it too, and if we do, we say why and we do not charge the last month.

Giving notice

Email [email protected] or tell your manager. Either counts. The clock starts the day we receive it, and we confirm the end date in writing the same week.

• Thirty days is there so a tenant is not left without anyone to call, not to keep you.
• Want out sooner? Ask. If the property has no tenant and no open repair, we usually close it inside a week.
• Billing stops on the end date. Anything already paid past it comes back under the refund policy.

What we hand back

Everything. Not a summary of it.

• Every inspection report and every dated repair photo.
• Every vendor invoice and the full itemised billing history.
• The tenancy agreement, the deposit record and the rent ledger.
• Tenant contact details and the current maintenance state of the flat.
• Any key, document or original in our custody, returned to you or to whoever you name.

Handover finishes inside the notice period. If your next manager wants a call with ours, we take it.

Work already in flight

• A repair underway: we finish it and bill it, or we stop and bill what the vendor has already done. You choose.
• A tenant search underway: we complete it and charge placement, or we stop and charge nothing. You choose.
• A tax or repatriation filing underway: we finish anything with a statutory deadline inside the notice period rather than leave it half-done.

When we end it

Rare, and we will have raised it with you first. It happens when we cannot do the job properly: we lose our person in your city, the property needs work the owner will not authorise, or we are being asked to do something we do not do.

• Same 30 days' notice to you, unless you ask us to go sooner.
• We do not bill the final month.
• We hand over the same way, and we say who else could take it on.

Cancelling a Property Health Check

A Health Check is one visit, not an engagement, so there is nothing to give notice on. Cancelling one is a refund question and the windows are on the refund page.
