What managing a Delhi flat takes

Delhi has the widest spread of rents in India. A 1BHK in Greater Kailash is worth twice one in Rohini, and the paperwork is the same for both.

  1. A written agreement, stamped to the right value. Most Delhi tenancies run on an 11-month leave-and-license or rent agreement on e-stamp paper. Eleven months is not a loophole, it is a deliberate line: an agreement of twelve months or more must be registered under Section 17 of the Registration Act, 1908, and most owners keep below it.
  2. The stamp value that matches the term. A short agreement under one year carries a nominal e-stamp. An agreement of one to five years attracts stamp duty of about 2% of the average annual rent. Get this wrong and the document is weak the day you need it.
  3. Tenant police verification. Delhi Police require the landlord to submit tenant details for verification. It is the owner's duty, not the tenant's, and the form is filed with the local station or online.
  4. Society and RWA formalities. Many colonies and apartment complexes ask for a tenant intimation and a copy of the agreement before move-in.
  5. The municipal and utility trail. House tax with the MCD, electricity with BSES or Tata Power, water with the DJB. Late dues compound, and from abroad they go unnoticed.

How we run a Delhi property

Delhi NCR is one of the two markets we run full management in. The other is Bangalore. That means a named manager on the ground who can stand in a Delhi society office the same week you ask, rather than a coordinator in another city promising to call someone.

On 27 August 2026 we cut full management from six cities to two. Care and Care+ take your keys, a narrow power of attorney, and your rent, and they hold all three for as long as you stay. Spread that across six markets and a family's asset goes missing. Concentrate it in two and a record gets built instead. Delhi NCR is one of the two we kept, because it is one of the two largest NRI-owned residential markets we already touch and the Gurgaon team gives NCR a running start rather than a cold one.

Everywhere else in India we run the ₹20,000 Property Health Check and Watch through vetted local surveyors, because neither takes keys, a power of attorney, or money. No third full-management market opens until Delhi NCR or Bangalore clears 20 properties per city manager. That is a number, not a date.

Why did you cut from six cities to two? Because the part that goes wrong is custody. A survey is bounded: a surveyor visits once, photographs what is there, and leaves holding nothing of yours. Care and Care+ hold keys, a power of attorney, and your rent for as long as you stay. We would rather run that to a standard in two markets than fail at it in six. The gate on a third is 20 properties per city manager in Delhi NCR or Bangalore.
