NRI Property Management in Hyderabad
NRI property management in Hyderabad is the running of a non-resident owner's flat or villa by a local team: tenant search, rent agreements, rent collection, GHMC property tax, repairs, and tax records. What we run in Hyderabad, and what we do not
Full management runs with our own people in Delhi NCR and Bangalore. Hyderabad is not one of the two, and you should read that before you read anything else on this page.
What runs in Hyderabad is the Property Health Check at ₹20,000, one time, and Watch at ₹1,000 a month. Both are done by a vetted local surveyor to the same reporting standard we hold our own cities to. Neither takes your keys, your power of attorney, or your rent, which is why neither needs a manager inside the community. Owners we already manage for in Hyderabad stay with us. We are not taking on a new full-management property here.

What we check on a Hyderabad property
One visit by one vetted surveyor, and a written report within five working days of that visit:
- Dated photographs of every room and the exterior, recorded as found.
- Boundary and demarcation as recorded, checked against what stands on site. This carries more weight on a villa or an open plot than on a flat.
- The Encumbrance Certificate, pulled from the Sub-Registrar and read, so you see any charge registered against the property.
- GHMC property tax status: what is paid, what is outstanding, and from which year. The GHMC property tax guide covers how to clear it.
- Association standing in a gated community: maintenance dues, arrears, and the penalties an association has added to them.
- Occupancy verified in person. Who is in the flat, on what paper, and whether the agreement is registered or stamped.
- A written risk report, ranked by what costs you most if you ignore it.
Watch repeats the photo and occupancy check every quarter at ₹1,000 a month, so an empty flat in Kondapur gets looked at four times a year instead of never.
How it works
Step 1: You book it. You send the address and what you know about the property. No keys move. No power of attorney is signed. No money of yours is held.
Step 2: The surveyor visits. One vetted person, on a date you know in advance, standing in the flat.
Step 3: The report reaches you. Within five working days of the visit. The Encumbrance Certificate comes from the Sub-Registrar, and that queue is not ours to control, so it is the one line that can run late.
Step 4: You decide. Repair it, let it, sell it, or put it on Watch and leave it. You decide with the facts instead of a phone call from a relative.
What it costs in Hyderabad

Why Hyderabad owners abroad lose money
- The broker vanishes after the deal. Gated communities in West Hyderabad churn tenants; he is busy with the next deposit.
- The relative stops responding. The flat in Kondapur you bought before moving to Dallas becomes a chore nobody owns.
- Repairs get billed twice. The same bore motor, two invoices. Receipts and dated photos end the game.
- Rent arrives late and shrinks. Deductions with no paper trail, argued across a twelve-hour time difference.
- Community dues pile up. Gated community maintenance arrears grow penalties while the flat sits empty.
- Exit settlements leak. Deposit deductions at move-out happen off the record unless someone documents the handover.
Every one of those six is a fact about the property that nobody has checked. That is the gap the Health Check closes.
Hyderabad specifics every NRI landlord should know
- Registration is mandatory at 12 months and above. In Telangana, rent agreements of 12 months or more must be registered with the Sub-Registrar; agreements under 12 months are optional to register, which is why the 11-month agreement is the local norm.
- Stamp duty on rentals. Telangana levies stamp duty on rental agreements at 0.4 percent of the total rent plus deposit for standard residential terms.
- Where NRI demand sits. Market trackers name Gachibowli, Kondapur, HITEC City, and the Financial District as the strongest rental micro-markets, with tenant demand driven by the technology campuses of West Hyderabad. Kondapur sits at the junction of HITEC City, Gachibowli, and the Financial District and draws spillover demand from all three.
- Yields. Industry trackers placed Hyderabad gross residential yields near 3.8 percent in mid-2024, with projections in the 4 to 4.5 percent range as the IT corridors expand.

Do you manage flats in Hyderabad end to end? No. Full management runs with our own people in Delhi NCR and Bangalore. How do I verify a repair happened in my flat? The Health Check and Watch give you dated photographs of the flat as it stands, taken by the surveyor. Repair-by-repair proof on a monthly itemized statement is part of full management, and full management runs in Delhi NCR and Bangalore.
