NRI property management in Pune is the running of a non-resident owner's flat by a local team: tenant search, leave and licence e-registration, rent collection, society work, repairs, and tax records. What we run in Pune, and what we do not

What runs in Pune is the Property Health Check at ₹20,000, one time, and Watch at ₹1,000 a month. Both are done by a vetted local surveyor to the same reporting standard we hold our own cities to. Neither takes your keys, your power of attorney, or your rent, which is why neither needs a manager living in the township. Owners we already manage for in Pune stay with us. We are not taking on a new full-management property here.

What we check in a Pune flat
One visit by one vetted surveyor, and a written report within five working days of that visit:
- Dated photographs of every room and the exterior, recorded as found.
- Boundary and demarcation as recorded, checked against what stands on site.
- The Encumbrance Certificate, pulled from the sub-registrar and read, so you see any charge registered against the flat.
- Society standing. Maintenance dues, arrears, and the interest a committee has added to them.
- PMC or PCMC property tax status: what is paid, what is outstanding, and from which year. The Pune property tax guide covers how to clear it.
- Occupancy verified in person. Who is in the flat, on what paper, and whether the leave and licence agreement on record is e-registered.
- A written risk report, ranked by what costs you most if you ignore it.
Watch repeats the photo and occupancy check every quarter at ₹1,000 a month, so a vacant flat in Wakad gets looked at four times a year instead of never.
How it works
Step 1: You book it. You send the address and what you know about the flat. No keys move. No power of attorney is signed. No money of yours is held.
Step 2: The surveyor visits. One vetted person, on a date you know in advance, standing in the flat.
Step 3: The report reaches you. Within five working days of the visit. The Encumbrance Certificate comes from the sub-registrar, and that queue is not ours to control, so it is the one line that can run late.
Step 4: You decide. Repair it, let it, sell it, or put it on Watch and leave it. You decide with the facts instead of a phone call from a cousin.
What it costs in Pune

Why Pune owners abroad lose money

- An unregistered agreement weakens you. Maharashtra requires registration. Owners who skip it find out in court.

Pune specifics every NRI landlord should know
- Registration is compulsory, whatever the duration. Under Section 55 of the Maharashtra Rent Control Act, 1999, every leave and licence agreement must be written and registered. The 11-month unregistered shortcut common in other states has no legal cover in Pune.
- E-registration works from abroad. Maharashtra's Department of Registration and Stamps runs online e-registration of leave and licence agreements, so a Pune agreement can be registered without the owner flying in.
- Tenant police intimation is required. Maharashtra Police rules require landlords to intimate the local police station with tenant details. That duty sits with the landlord.
- Where NRI demand sits. Market trackers name Hinjewadi, home of the Rajiv Gandhi Infotech Park, and Kharadi, with EON IT Park and the World Trade Center, as the corridors with the strongest tenant demand, alongside Baner and Wakad. Trackers place Pune residential gross yields in a 2.5 to 4.5 percent band, with the IT corridors at the upper end.
