Property Health Check: ₹20,000, one visit, one report

You have not stood in that property for three years. Somebody sends a photo when you ask. The Property Health Check is one visit by one vetted manager who checks the property, the boundary, the title trail and the records, then sends you a written report with the proof attached. No keys. No power of attorney. No money custody.

What we check

Why we sell this before we ask for your keys

The problem an NRI owner has is not a missing feature. It is that the owner cannot be there, so somebody else has to be trusted, and that trust is the thing that gets exploited. A company that wants your property should show you what it can do on a job that carries no risk for you. That is this job. You pay ₹20,000, you get a report, and you decide what happens next with better information than you had this morning.

If you then want us to run the property, the report becomes the opening balance: we already know the dues, the boundary, the tenant and the paperwork. See what management costs or read the sample monthly report.

Cities

Mumbai, Pune, Bangalore, Hyderabad, Chennai and Gurgaon. If your property sits outside those, ask anyway and we will tell you whether we can do the job properly or not at all.

Fair questions

Do I have to hand over keys or sign a power of attorney?
No. The Health Check needs neither. We do not take keys, we do not ask for a power of attorney, and we never hold your money. If your property is tenanted or locked, we tell you what we could see from outside and say so plainly in the report.

What does ₹20,000 cover?
One property, one visit, and the full report: site photos, GPS boundary survey, encumbrance certificate, khata or mutation status, property-tax dues, occupancy check and the ranked risk list. Government fees for pulling records are included. A second property is quoted separately.

How long does it take?
The visit happens within seven working days of booking in the cities we operate in. The report reaches you within five working days of the visit, because the encumbrance certificate has to come from the sub-registrar and that queue is not ours to control.

Which cities?
Mumbai, Pune, Bangalore, Hyderabad, Chennai and Gurgaon. If your property sits outside those, ask anyway and we will tell you whether we can do the job properly or not at all.

Does this commit me to management?
No. The Health Check is a one-time job with a one-time price. Most owners who go on to hand us the property do it after reading the report, which is the point of selling proof before asking for the keys.

What if the report finds nothing wrong?
Then you have dated, independent proof that your property is intact, which is what the owners of the roughly 40% of NRI-owned stock that sits vacant are actually paying for.

Book a Health Check. Tell us where the property is and we confirm the visit date within one business day.
