Three things separate these four more than their feature lists:

  1. Where the money comes from: a percentage of rent, a fee per tenancy cycle, a small management fee with vendor work at cost, or a one-time commission. The model decides whose side the incentives sit on.
  2. What runs after move-in: finding a tenant is the easy part. Rent, repairs, statements and proof over years is the job. A broker stops at move-in; the others do not.
  3. What they publish: printed prices and a stated proof standard are ones you can hold them to. A quote after a sales call is not.

NoBroker is India's largest no-brokerage real estate platform, and its NRI arm sits on top of that marketplace. Its NRI pages list a dedicated property manager as a single point of contact, lifetime tenant search, timely rent collection with direct transfers, regular property checks with detailed reports, high-quality photo and video updates, on-demand repairs through trusted vendors, rental agreements, legal help including POA drafting, NRI tax filing with TDS and capital-gains advisory, and repatriation assistance. Cities include Mumbai, Delhi NCR, Bangalore, Chennai, Hyderabad and Pune, with Noida, Gurgaon, Faridabad and Ghaziabad on other pages (NoBroker NRI). The NRI page states "zero brokerage" but publishes no management fee; a NoBroker blog announcing property management cites 8% of monthly rent and a rental guarantee under which it pays rent during vacancy (NoBroker blog).

Model: marketplace plus subscription plans. Strength: scale and tenant pipeline, plus the widest bundled service list, including video updates and tax filing. Housewise is a rental-focused property management company and publishes the clearest pricing in the market. Its end-to-end management plan costs 1.25 times one month's rent plus GST, with Rs 5,000 plus GST upfront and the balance after the tenant moves in; renewal with the same tenant costs 0.5 times a month's rent plus GST for the next year (Housewise). Its NRI page states it serves 5,500-plus NRIs across 40-plus countries and claims operations in 25-plus Indian cities including Pune, its headquarters, Mumbai, Delhi NCR, Bangalore and Hyderabad; its Pune page claims 5,500-plus owners and a 99% renewal rate (Housewise NRI). The plan covers tenant placement, agreement and police verification, photography, deposit and first-rent collection, society formalities, dispute resolution, periodic visits, and repair and maintenance.

We will describe ourselves with the same scrutiny. 66 MG Road is a property concierge for NRI landlords: the owner hands over one property and one contact, and a vetted manager runs tenants, rent, repairs, legal and tax. The structural commitments are the product: no commission on rent, vendor work billed at actuals with receipts, every rupee a line item on an itemized bill, dated photo and video proof of all work, and owner approval required for any spend above a set floor. Teams operate in Mumbai, Pune, Bangalore, Hyderabad, Chennai and Gurgaon, with owner hubs in Singapore and Dubai. The local broker

Cost: typically one month's rent, once, per placement

The broker who found your last tenant is the incumbent for most NRIs. The model is simple: a one-time commission, often one month's rent, charged when a tenant is placed, sometimes from both sides. The broker knows the micro-market and moves fast on a listing. But the model ends at move-in. There is no ongoing management, no monthly statement, no vendor receipts, no dated proof, and the incentive is to close a placement, not to keep your tenant renewing or your repairs honest. When something breaks a year later, you are back to phone calls. It is a placement service, not a management service, and it is priced like one.

Model: one-time placement commission. Strength: local knowledge and speed on a listing. What it lacks: any ongoing management, statements, proof of work or accountability after the tenant moves in.
