NoBroker vs 66 MG Road: Marketplace Scale or a Bill You Can Audit
Both NoBroker and 66 MG Road manage rental property for owners who live abroad. One is a platform with India's largest tenant marketplace behind it. The other is a small concierge built around itemized billing. They solve different fears. This page compares the two using what each states on its own public pages, and it is honest about where each one is thin.
Disclosure: 66 MG Road wrote this page. We are one of the two companies compared below. We applied the same standard to ourselves as to NoBroker: public claims only, with links so you can verify. Where NoBroker is stronger than us, we say so. Where we are the weaker choice, we say that too.
How to read this comparison
Three things separate these two more than any feature list:
- Scale of the tenant pipeline. NoBroker runs India's largest no-brokerage marketplace, so its tenant search draws on a pool no small firm can match. 66 MG Road places tenants building by building, city by city. If speed to fill a flat is the whole game, size matters.
- The rent-risk promise. NoBroker's launch material describes a rental guarantee where it pays the owner even during a short vacancy. 66 MG Road does not offer guaranteed rent, on purpose. This is the sharpest split between the two.
- What the bill shows. NoBroker's blog states a percentage fee but its pages do not detail vendor billing. 66 MG Road bills all vendor work at actuals with receipts and holds spends above a floor for owner approval. Ask both for a sample statement.
NoBroker NRI Services
Site: https://www.nobroker.in/nri/
NoBroker is India's largest no-brokerage real estate platform, and its NRI arm runs on top of that marketplace. The NRI page lists a dedicated property manager as single point of contact, lifetime tenant search with verification, on-time rent collection with direct transfers, periodic inspections with photo and video updates, on-demand repairs through vendors, and rental agreement drafting. City pages cover Mumbai, Delhi NCR, Bangalore, Chennai, Hyderabad and Pune, with Noida, Gurgaon, Faridabad and Ghaziabad linked across the site.
The NRI page leads with "Zero Brokerage" and does not print a management fee or a rental guarantee. Both come from a NoBroker blog post announcing the service. That post states the fee: "NoBroker takes a fee of 8 per cent of the monthly rent." It describes the guarantee: NoBroker "assumes the financial risk of ensuring that property owners receive rent on time, every month, even if the tenant vacates and the house sits empty for a month or two before the new renter moves in."
Model: marketplace plus a percentage of rent. Strength: scale, a tenant pipeline no small firm can match, and a rent guarantee that covers a short vacancy. That guarantee is a real advantage we do not offer. What its pages do not state: itemized vendor billing at cost, an owner-approval floor on repair spends, or the fee itself on the NRI landing page.
66 MG Road
Site: https://66mgroad.com/
We hold ourselves to the same scrutiny. 66 MG Road is a property concierge for NRI landlords: the owner hands over one property and one contact, and a vetted manager runs tenants, rent, repairs, legal and tax. The structural commitments are no commission on rent, vendor work billed at actuals with receipts, every rupee a line item on an itemized bill, dated photo and video proof of all work, and owner approval required for any spend above a set floor. Teams operate in Mumbai, Pune, Bangalore, Hyderabad, Chennai and Gurgaon, with owner hubs in Singapore and Dubai. Pricing is published at /pricing: tenancy from one month's rent, full management from 5% of monthly rent, minimum Rs 2,500 per property per month.
What we do not have: a decade of history, thousands of claimed clients, a testimonial wall, or the marketplace reach NoBroker has. On tenant-pipeline scale, NoBroker beats us. Our manifesto bars fake reviews and invented statistics, so those stay empty until real data exists.
We do not offer a rental guarantee, and that is a decision, not a gap. A guaranteed-rent product means the manager takes the vacancy risk, and to carry that risk it has to price it in somewhere: a lower rent to you, a longer lock-in, or a cut you cannot see on the bill. We would rather price the management work in plain sight and let the rent be the rent. If a guarantee against a vacant month is the feature you want, NoBroker offers one and we do not. If you want a bill you can audit line by line and no hidden buffer, that is our trade.

How to choose
Pick NoBroker if the empty flat is the risk that worries you most. Its rental guarantee, as its blog describes it, pays you through a short vacancy, and its marketplace fills flats faster than any small firm can. Its reach and scale are real advantages we cannot match. Read the guarantee terms in full before you sign, because a blog post is not a contract, and confirm the 8% figure is current.
Pick 66 MG Road if the risk you care about is the bill, not the vacancy. We do not guarantee rent. We do bill vendor work at actuals with receipts, itemize every rupee, send dated photo and video of the work, and hold any spend above a floor for your approval. We are young and claim no thousands of clients. If you can accept a short track record and no rent guarantee in exchange for a bill with no hidden buffer, that is the trade. Our pricing sits at /pricing.
Ask both the same five questions in writing: who is my named manager, show me a real monthly statement with vendor receipts, what spend needs my approval, what proof of work do I get without asking, and what does exit cost. FAQ
Is NoBroker or 66 MG Road better for an NRI? NoBroker has the largest tenant marketplace and a rental guarantee that covers a short vacancy, so it wins on scale and vacancy protection. 66 MG Road has itemized billing at actuals, dated proof of work and an owner-approval floor, but a short history and no guarantee. Choose NoBroker for reach and the guarantee; choose 66 MG Road for a bill you can audit.
What does NoBroker charge for property management? A NoBroker blog post announcing the service states a fee of 8 per cent of the monthly rent. That figure is not printed on the NRI landing page, so confirm the current rate and the guarantee terms with NoBroker before you sign.
Why does 66 MG Road not offer a rental guarantee? A guarantee means the manager carries the vacancy risk, and that risk has to be priced in somewhere: a lower rent, a longer lock-in, or a margin you cannot see. We would rather charge a published fee in plain sight and pass rent through untouched. If a guarantee against a vacant month is what you want, NoBroker offers one and we do not.
How does the billing differ? NoBroker's blog states an 8% fee but its pages do not detail how repair and vendor work is billed. 66 MG Road bills vendor work at actuals with receipts, itemizes every rupee, and sends dated photo and video proof. Ask both for a sample monthly statement.
Which covers more cities? NoBroker's pages cover more cities, including Mumbai, Delhi NCR, Bangalore, Chennai, Hyderabad, Pune, Noida, Gurgaon, Faridabad and Ghaziabad. 66 MG Road operates in Mumbai, Pune, Bangalore, Hyderabad, Chennai and Gurgaon. Check for staff in your city, not a name on a dropdown.
Where is 66 MG Road weaker than NoBroker? On scale and on the guarantee. NoBroker runs India's largest tenant marketplace and offers a rental guarantee; we do neither. We are new and claim no client count. If reach and a vacancy guarantee are your first filters, NoBroker wins them.
Want billing you can audit from Singapore or Dubai? Hand 66 MG Road one property and one contact. Every rupee a line item, no commission on rent, dated proof of every repair. See pricing.
