NoBroker Alternatives for NRI Landlords

What you give up when you leave NoBroker
Two, and both are real.
Scale of the tenant pipeline. NoBroker runs India's largest no-brokerage marketplace. Its NRI page lists lifetime tenant search with verification, a dedicated manager, rent collection with direct transfers, periodic inspections with photo and video, on-demand repairs and rental agreement drafting. No small firm fills a flat as fast.
The rental guarantee. NoBroker's launch blog states that it "assumes the financial risk of ensuring that property owners receive rent on time, every month, even if the tenant vacates and the house sits empty for a month or two." No other firm in this list offers that. If a vacant month is the risk that keeps you awake, stay.
The fee, from the same blog: "NoBroker takes a fee of 8 per cent of the monthly rent." It is not printed on the NRI landing page, so confirm the current rate in writing.
The alternatives
Housewise
Founded 2015, full operations from 2017, service listed in 25-plus cities. Pricing is the clearest published in this market: end-to-end management at "1.25 times a month's rent + GST," with "Rs. 5,000 + GST" upfront and the balance after the tenant moves in, then "0.5 times a month's rent + GST" on renewal with the same tenant. No ongoing percentage of collected rent is stated. It claims 5,500-plus NRIs across 40-plus countries and a 99% renewal rate.
Leave NoBroker for Housewise if you want a tenancy-cycle fee instead of a monthly cut, and a longer public record. What its pages do not state: how repair and vendor work is billed, what proof of work you get as standard, or whether any spend needs your approval.
CURA
A Pune firm founded in 2010 by Dipty and Anvay after they struggled to manage their own Pune flats from Seattle. Its About page states 14-plus years and a clientele over 9,000. Services run from rental management to renovation, sale and society formalities.
Leave NoBroker for CURA if your flat is in Pune and you want depth in one city over spread across ten. What its pages do not state: any price, the billing standard for vendor work, or whether it has its own staff outside Pune.
PropTech Solutions
Bangalore headquarters, a US contact line, on-ground managers listed across Bangalore, Pune, Mumbai, Hyderabad, Chennai, Kolkata and NCR. Its model is stated in its own words: "we don't work on a commission basis but on a retainer (yearly fee) basis."
Leave NoBroker for PropTech Solutions if the percentage of rent is what bothers you. A retainer removes that conflict. What its pages do not state: the amount of the retainer, or how vendor work inside the fee is billed.
NRIWAY
Founded 2018, listed under Start-Up India. Property management sits inside a wide helpdesk that also covers tax, EPF withdrawal, apostille and document work. Pricing is quote-based: you submit details, get a costing, pay an interim booking amount.
Leave NoBroker for NRIWAY if your real problem is paperwork rather than tenants. What its pages do not state: a standard rate card, a named-manager structure, or a proof-of-work standard.
66 MG Road
Us. A property concierge for NRI landlords: one property, one named contact, and a vetted manager who runs tenants, rent, repairs, legal and tax. The commitments are structural: no commission on rent, vendor work billed at actuals with receipts, every rupee a line item, dated photo and video proof of all work, and owner approval required above a spend floor. Teams in Mumbai, Pune, Bangalore, Hyderabad, Chennai and Gurgaon, owner hubs in Singapore and Dubai. Pricing is published at /pricing: tenancy from one month's rent, full management from 5% of rent, minimum Rs 2,500 per property per month.
Leave NoBroker for us if the risk you care about is the bill, not the vacancy. What we do not have: a decade of history, thousands of clients, a testimonial wall, marketplace reach, or a rental guarantee. We do not offer guaranteed rent by choice, because the vacancy risk has to be priced in somewhere: a lower rent, a longer lock-in, or a margin you cannot see on the bill.

Before you switch, ask the new firm five questions in writing
- Who is my named manager, and what happens when that person leaves.
- Show me a real monthly statement with vendor receipts attached.
- What spend moves without my approval, and what is the floor.
- What proof of work do I get without asking for it.
- What does exit cost, and how long does it take.

FAQ
What is the best alternative to NoBroker for an NRI? It depends on which risk you are buying down. Housewise for a published tenancy-cycle rate card and a longer record. PropTech Solutions for a flat retainer with no rent commission. CURA for depth in Pune. 66 MG Road for vendor billing at actuals with receipts and an owner-approval floor. NoBroker still wins on tenant pipeline and is the only one stating a rental guarantee.
Is any alternative cheaper than NoBroker's 8%? 66 MG Road publishes full management from 5% of rent with a Rs 2,500 monthly minimum. Housewise charges per tenancy cycle rather than a monthly percentage, so the comparison depends on how often your tenant changes. PropTech Solutions charges a yearly retainer but does not publish the amount. Cheaper on the headline is not cheaper on the bill: ask each firm how repairs are billed.
Does any alternative offer guaranteed rent? Not among the firms on this page. NoBroker's blog is the only public statement of a rental guarantee here. Treat a blog post as marketing, not a contract, and read the terms before you depend on it.
Can I switch mid-tenancy? Yes, though the rental agreement, the deposit and the tenant relationship all sit inside the switch. Get your current firm's exit terms in writing first, then hand the new firm the agreement, the deposit trail and the last six months of statements.
