Bangalore sale and purchase rules every NRI should know
Selling a Bangalore flat from abroad has a new first step: the e-khata. Since October 2024 no registration completes without it, and NRIs who never digitized their record find out the week they try to sell. We represent you on the ground for the sale or the purchase, clear the e-khata, handle the TDS, and stand in the sub-registrar’s office so you are not signing blind from another continent.
- No e-khata, no registration. Since 1 October 2024, BBMP requires an e-khata to register a property transaction within its limits. A sale stalls without it. We run the conversion first, then take the deal to registration on the Kaveri portal.
- The buyer deducts TDS when the seller is an NRI. On a sale by an NRI the buyer must deduct tax at source under Section 195 on the full sale value, not on the gain, unless you hold a lower-deduction certificate. TDS on an NRI sale is higher than for residents and depends on holding period and the gain. As of 2026 the headline rate is 20% on long-term gains plus surcharge and cess, with relief available via Section 197. We coordinate with a tax advisor on each deal.
Can you help move the sale proceeds out of India?
