Calculator for working out a home-loan EMI after a repo rate change

Short answer: On 7 October 2026 the Reserve Bank of India raised the repo rate by 25 basis points to 5.50%, the first change after holds at 5.25% in April, June and August 2026. The vote on the rate was 6-0. The stance moved from neutral to calibrated tightening, which the RBI says takes rate cuts off the table in the near term. An NRI with a repo-linked floating home loan in India should check the reset date in the sanction letter; a repo-linked rate is likely to rise from that date.

RBI Raises the Repo Rate to 5.50%: What It Means for an NRI Home Loan

On 7 October 2026 the Reserve Bank of India raised the repo rate by 25 basis points, from 5.25% to 5.50%, and changed its stance from neutral to calibrated tightening. If you carry a floating-rate home loan on a flat in India, the rate on it is now more likely to go up than down.

What the RBI decided

The Monetary Policy Committee held its 63rd meeting from 5 to 7 October 2026 under Governor Sanjay Malhotra. The resolution, RBI press release 2026-2027/1264, records these decisions:

  • The repo rate goes up 25 basis points to 5.50%. All six members voted for the increase.
  • The standing deposit facility rate moves to 5.25%. The marginal standing facility rate and the Bank Rate move to 5.75%.
  • The stance changed from neutral to calibrated tightening. Two of the six members, Dr. Nagesh Kumar and Prof. Ram Singh, wanted the stance kept at neutral.

The committee had held the repo rate at 5.25% at each of its April, June and August 2026 meetings. At the August meeting the standing deposit facility rate was 5.00% and the marginal standing facility rate 5.50%.

The resolution spells out what the new stance means. In the RBI's words, "rate cuts are off the table in the near term and policy action ahead can only be a rate hike or a pause."

Why the RBI moved

Inflation is the reason the resolution gives. CPI inflation rose to 4.8% in August 2026 from 4.5% in July. The RBI now projects CPI inflation at 5.2% for 2026-27, with 6.0% in the October to December quarter and 5.7% in January to March. The committee expects headline inflation to average close to 5.8% over the next three quarters, and calls a change in the policy rate "imperative".

It cites a deficient south-west monsoon, El Niño conditions and high energy prices tied to the conflict in West Asia. Growth is not the worry. The RBI raised its 2026-27 GDP growth projection to 7.1%, from 6.7% in August, after first-quarter growth came in at 7.8%.

What it means for your EMI

If your floating-rate loan is linked to the repo rate, your lender is likely to pass the 25 basis points through at the next reset date in your loan agreement. Your sanction letter names that date and the benchmark your loan follows. The RBI's decision of 7 October does not set a date for any lender.

To show the size of it, here is our own arithmetic on an illustrative loan, not a lender's quote. A ₹50 lakh loan over 20 years at 8.00% has an EMI of ₹41,822. At 8.25% the EMI is ₹42,603, which is ₹781 a month more. If your lender holds the EMI at ₹41,822 and extends the tenure instead, the term on this loan stretches from 240 months to about 252.

The RBI's own data shows the turn had started before this meeting. The Governor's statement records that the weighted average lending rate on fresh rupee loans from scheduled commercial banks rose 8 basis points in July and August 2026.

If you are about to borrow, the stance matters more than the 25 basis points. The RBI has said the next move is a hike or a pause. The tenure your lender offers and how much you qualify for are covered in our guides on NRI home loan eligibility and NRI home loan tenure. Run your own numbers on the NRI home loan EMI calculator.

The NRI deposit side

The Governor's statement also carries a number for NRIs on the savings side. Net inflows into non-resident deposits were US$ 119.2 billion in April to August 2026, against US$ 5.6 billion a year earlier. The RBI's Statement on Developmental and Regulatory Policies of the same date carries two measures, on account aggregators and a new markets committee. Neither touches NRI accounts, FEMA, remittances or home loans.

What comes next

The RBI will publish the minutes of this meeting on 21 October 2026. The next meeting runs from 2 to 4 December 2026.

FAQ

What is the RBI repo rate after the October 2026 meeting? 5.50%. The Monetary Policy Committee raised it by 25 basis points on 7 October 2026, from the 5.25% it held at in April, June and August 2026.

Will my NRI home loan EMI go up? If the loan is a floating-rate loan linked to the repo rate, your lender is likely to raise the rate by 25 basis points from its next reset date, either by raising the EMI or extending the tenure. Your sanction letter says which benchmark your loan follows and when it resets. We do not give loan advice; confirm the change with your lender.

What does calibrated tightening mean? The RBI's resolution says it means rate cuts are off the table in the near term, and the next move can only be a rate hike or a pause, depending on inflation and growth.

Did the October 2026 policy change any rule for NRI accounts or remittances? No. The RBI's Statement on Developmental and Regulatory Policies of 7 October 2026 carries two measures, one on account aggregators and one setting up a technical committee for financial markets. Neither touches NRE, NRO or FCNR accounts, FEMA, remittances or home loans.

When does the RBI decide on rates next? The next Monetary Policy Committee meeting is scheduled for 2 to 4 December 2026. The minutes of the October meeting come out on 21 October 2026.
