Rupee notes for a Pimpri Chinchwad property tax payment
By , founder·5 min read·Published 2026-09-27

Short answer: Pimpri Chinchwad Municipal Corporation gives a 4% rebate on the general tax amount to owners who pay their 2026-27 property tax online between July and the end of September, which is 30 September 2026. The rate is set in PCMC public notice कर/मुख्य/9/कावि/106/2026 of 1 April 2026. The rebate needs the full bill, arrears included, paid in one go. From 1 October 2026 the online rebate in that notice no longer applies.

PCMC Gives 4% Off Property Tax Paid Online Until the End of September 2026

An owner with a flat in Pimpri, Chinchwad, Wakad or Moshi who has not yet paid the 2026-27 property tax bill gets 4% off the general tax amount by paying online before the end of September, which is 30 September 2026. The rate is in Pimpri Chinchwad Municipal Corporation's own schedule for 2026-27. The rebate needs the whole bill, arrears included, cleared in one payment.

The source

The rate comes from a PCMC public notice (जाहिर प्रकटन) titled "सन 2026-2027 - कर व करेत्तर बाबींचे दरपत्रक", the schedule of tax and non-tax rates for 2026-27. It carries reference कर/मुख्य/9/कावि/106/2026, is dated 1 April 2026 and is signed by Dr. Vijay Suryavanshi, Commissioner. PCMC publishes it on the tax department's page of pcmcindia.gov.in. We opened the scanned PDF and read all three pages on 27 September 2026.

The notice says no Standing Committee met in February 2026, so the 2026-27 rates are fixed as per 2025-26. That is why the rebate table carries the heading "सन 2025-2026 करिता (चालू मागणीत सवलत)", a rebate on the current-year demand.

What the notice gives for online payment

Row 6 of the rebate table covers owners who pay through the online payment gateway, RTGS, NEFT or IMPS.

Period of payment Rebate on the general tax amount
April to the end of June 5%
July to the end of September 4%

The rebate applies to the general tax (सामान्य कर) line, not to the full bill. A PCMC bill also carries water benefit tax, sewerage benefit tax, tree cess, road tax, education cess and employment guarantee cess, and those are charged at separate rates in the same notice. So 4% of general tax is a smaller saving than 4% of the bill.

The notice names "end of September" and gives no calendar day. The last day of September 2026 is Wednesday, 30 September.

The conditions

The notes at the foot of the notice set four conditions that bear on this rebate:

  • Arrears first. Note 3: the rebate needs the arrears and the full current amount paid together, in one payment, net of the rebate.
  • Current year only. Note 4: the rebates apply to the current year's demand, not to arrears.
  • No bill needed. Note 5: the online rebate can be taken whether or not the bill has reached the owner.
  • One scheme from rows 1 to 5. Note 1: an owner can take only one of the rebates in rows 1 to 5. Online payment sits at row 6, outside that limit.

The April to June 5% for full-year advance payment (row 1) and the 30% for a residential property in a woman's sole name (row 2) both closed at the end of June. The 50% concessions for persons with a disability of 40% or more (row 3) and for self-assessment registered online under the "माझी मिळकत, माझी आकारणी" scheme at 5% (row 15) run all year.

What it means for an owner abroad

An owner abroad who has not paid the 2026-27 bill has until 30 September 2026 to take 4% off the general tax online. After that date, the notice gives no online rebate, and PCMC's standard penalty on unpaid tax applies.

The two blocks our Pune property tax guide sees most often are an OTP going to a cancelled Indian number and a foreign card declined at the gateway. Net banking or UPI from an NRO account clears both. The guide has the portal steps for PCMC and for PMC, which bills flats inside Pune city limits and runs a separate schedule. Our guide to paying Indian property tax from abroad covers the same problem across cities.

This notice is PCMC's alone. PMC's property tax portal carried no September rebate notice when we checked on 27 September 2026.

FAQ

What rebate does PCMC give for paying 2026-27 property tax online in September? 4% on the general tax amount, for payment through the online gateway, RTGS, NEFT or IMPS between July and the end of September, which is 30 September 2026.

Does the 4% apply to the whole property tax bill? No. It applies to the general tax line. Water, sewerage, tree cess, road tax and the state cesses on the same bill are not covered.

Does PMC in Pune city have the same September rebate? We found no PMC rebate notice for September on its property tax portal on 27 September 2026. The PCMC notice covers PCMC properties only.
