AMC property tax in Ahmedabad, for an owner living abroad

Ahmedabad Municipal Corporation bills property tax against a tenement number, and you pay it at ahmedabadcity.gov.in under Online Services, Property Tax. The tax is carpet area times a base rate times four factors: location, age, usage and occupancy. For 2026-27 AMC ran an advance-payment rebate of 12%, plus 1% for paying online, plus 2% more for three straight years of advance payment, capped at 15%, on payments made between 9 April and 31 May 2026. Interest on delayed property tax runs at 18%, which is why AMC keeps announcing waiver schemes to clear old arrears. Two lines there cause most of the confusion. The rebate is a stack, so an owner paying online with a clean three-year record gets 15% and an owner paying by cheque at a civic centre gets 12%. And the base rate on AMC's calculation page carries a year label, so treat the amount the portal computes against your tenement number as the figure that counts.

How to find your tenement number

The tenement number is the identifier AMC hangs everything on. No tenement number, no bill, no receipt, no name transfer.

Where it lives, in the order worth trying:

Do one more job while you have the number. AMC runs a "Link Mobile No with Tenement No" service on the same Online Services menu. Point it at a number that reaches you overseas. The rest of this page explains why that single step saves you a year of trouble.

How AMC calculates the tax

AMC assesses on carpet area, not built-up and not super built-up. Check that line on your bill first, because a carpet area copied wrong at assessment overcharges you every year until someone corrects it. The general tax is carpet area in square metres, times the base rate, times four factors.

AMC then adds water tax and conservancy tax as a percentage of the general tax, 30% each for residential and 35% or 40% each for non-residential. Education cess follows on a slab: nil up to a general tax of ₹200, then 5% to 15% for residential and 10% to 30% for non-residential above ₹3,000. A usage charge and an EIC charge sit on top.

AMC's own worked example sets the scale. A 25-year-old flat of 83.85 sq m on Gurukul Road, self-occupied, comes out at ₹940 of general tax and ₹2,013 in total property tax. Residential Ahmedabad is cheap. The money in this page is never the tax. It is the interest, the missed rebate, and the paperwork you cannot produce at sale.

Note the F4 line for residential property: owner and tenant both sit at 1.00. Letting a flat in Ahmedabad does not raise the general tax the way it does in some other cities. Non-residential is where tenanting doubles the factor.

How to pay AMC property tax online

  1. Go to ahmedabadcity.gov.in and open Online Services, then Property Tax.
  2. Pick Pay Property Tax. Check Property Tax Dues first for the outstanding position.
  3. Enter your tenement number and search.
  4. Read the property record that comes back, not only the amount. Carpet area, building type, age, occupancy and location factor are on screen, and each one moves the bill.
  5. If a factor is wrong, stop and fix it rather than paying a wrong bill twice. AMC takes an application under rule 485/1 for a change in carpet area or any factor, with the sale deed and index copy, the share certificate and society resolution for a society flat, and a residence proof.
  6. Choose the payment method. Net banking, debit card, credit card and UPI are offered.
  7. Download the receipt as a PDF the moment it appears. Take the transaction reference too.
  8. Use Download Property Tax Receipt on the same menu later to pull any past receipt.

Paying from outside India

Four failures wait here, and none appear in the local guides, because nobody writing those has tried to pay a vera bill from Dubai at midnight.

The payment flow sends a one-time password to the number on the record. When that number belongs to a SIM you stopped paying for after you moved, you are locked out of paying your own tax. AMC publishes a service for this one problem, Link Mobile No with Tenement No. Do it in February, before the April rebate window opens.

Foreign cards get declined by the gateway

Municipal payment gateways in India route through domestic acquirers and reject non-Indian cards, often after three screens. Net banking from an NRO account clears. So does UPI tied to an NRO account. Keep one live NRO netbanking login for this job.

The money leaves and no receipt appears

AMC's own FAQ answers this: tax paid online but still showing pending, send the details to [email protected]. Do not pay a second time. Search the tenement number again, and if the payment has not posted, mail the transaction reference and call +91-9227898608 or +91-9227898610. A duplicate payment turns into a refund file you chase for months from another country.

Nobody is holding the receipts

Your brother-in-law paid it. Your society secretary paid it. Somebody paid it, and no one has the PDF. That is the same position as never having paid when a buyer's lawyer asks for five years of receipts, or when you apply for name transfer. AMC's FAQ lists the tax paid receipt among the documents required for a transfer of name. One folder, one PDF a year.

Why the receipt matters on your Indian tax return

If the Ahmedabad flat is let out, the municipal tax you paid during the financial year comes off gross rent before the 30% standard deduction under Section 24. Two conditions decide it: the tax has to be paid in that year rather than billed, and it has to be borne by you as owner rather than by your tenant.

For an NRI landlord this is money you get back. Rent to an NRI has TDS deducted at source, so the tax deducted tends to run above the tax owed, and the refund at filing is the point of getting the deduction right. What happens after years of arrears

Interest on delayed property tax in Ahmedabad runs at 18%, and the arrear attaches to the property rather than to whoever forgot. Left alone it compounds into a number nobody wants to look at, and it surfaces at the moment you need the property to be clean.

AMC's pattern is the one lever an absent owner has. The corporation runs interest waiver schemes, vyaj maafi, to pull in old dues. From 1 January to 31 March 2026 it waived interest on arrears other than 2025-26 bills, at up to 85% for residential owners in January, tapering to 75% by March, up to 65% for commercial, and 100% for slum and chawl properties. It then ran a 15-day window from 14 to 31 March 2026 at 100% for residential and 75% for commercial. AMC also publishes property tax auction notices where dues run long.

Do NRIs pay a different rate of property tax in Ahmedabad? No. AMC taxes the property, not the owner's residency. There is no NRI rate and no NRI surcharge. What moves your bill is the carpet area, the four factors, and whether you caught the advance rebate window.

What is a tenement number and is it the same as a property tax number? It is AMC's unique identifier for your unit, and yes, it is the number the portal, the bill and the receipt all run on. It appears on any earlier vera bill, your society records hold it, and the AMC portal will find it from owner name and address if you have no paper.

I missed the 31 May 2026 rebate. What now? Pay the bill. Losing the rebate costs you up to 15% of one year's tax, a small sum against interest at 18% on an unpaid bill. Set a reminder for the first week of April 2027, because AMC announces the advance scheme in April each year.

Can I pay AMC property tax with my foreign credit card? Assume not. Indian municipal gateways route through domestic acquirers and decline most non-Indian cards. Net banking or UPI on an NRO account is the route that works.

My carpet area on the bill is wrong. Can I fix it from abroad? The correction runs on a rule 485/1 application with the sale deed and index copy, a society share certificate and resolution for a flat, and a residence proof. It gets filed at the zone office, so this piece needs a person in Ahmedabad acting for you.

Does letting the flat out raise my Ahmedabad property tax? For residential property, no. AMC's occupancy factor is 1.00 for both owner and tenant on residential. Non-residential tenanted property carries 2.00, double the owner rate.

The payment debited and the portal still shows dues. Do I pay again? No. AMC's FAQ answers this one: mail the transaction details to [email protected]. Call the payment helpline with the same details. A second payment creates a refund case, and refunds from overseas take months.
