# BBMP Property Tax Online Payment, 2026-27

**Bengaluru property tax for 2026-27 is paid at bbmptax.karnataka.gov.in with a 10-digit application number or a PID. The 5% rebate for paying the full year in one transaction closed on 31 May 2026. After 1 June an unpaid bill carries 2% a month as penalty plus 15% simple interest a year, which reaches about 39% on top of the original bill at twelve months late. Two of those lines are the ones owners get wrong. The rebate needs a single full-year payment, so splitting into instalments costs you the 5% even when both halves land on time. And the penalty and the interest are two charges, not one. They stack.

## What the new Bengaluru authority changed for you

BBMP's jurisdiction has been restructured under the Greater Bengaluru Authority, and property tax administration now sits across five new City Municipal Corporations under GBA.

For a 2026-27 bill this changes less than the headlines suggest. Same calculation method, same portal, same rebate and penalty rules across GBA and the five corporations. What it does change is who you escalate to when something goes wrong, and it is the reason a grievance filed against the old ward structure can sit unanswered for a month. Before you chase a correction, check which corporation your ward now sits in.

## BDA or BBMP: which one bills you

Both exist and they are not interchangeable. Paying the wrong one does not count.

BBMP, the Bruhat Bengaluru Mahanagara Palike, collects property tax across the eight zones of greater Bengaluru: West, South, East, Bommanahalli, Byatarayanapura, Dasarahalli, Mahadevapura and Rajarajeshwarinagar.

BDA, the Bangalore Development Authority, plans and regulates land, and bills property tax on properties in BDA layouts that have not yet been handed to BBMP.

Your last paid receipt tells you which one. With no receipt, the sale deed and the khata will. If a BDA layout was handed over to BBMP in between, the BBMP portal is the one that finds your property.

## How the tax is calculated

BBMP uses the Unit Area Value system. Tax is a per-unit rate on the built-up area, adjusted for the zone, for residential against commercial use, and for self-occupied against tenanted.

That last one catches owners abroad. A tenanted property is taxed at a higher rate than a self-occupied one. If you moved abroad, let the flat out, and nobody updated the occupancy status on the tax record, you have been underpaying. The difference is recoverable from you with penalty when it surfaces, and it surfaces at sale, at the worst possible moment. The portal lets you correct occupancy through Form V.

Which form applies:

## How to pay BBMP property tax online

- Go to bbmptax.karnataka.gov.in.

- Enter your 10-digit application number or PID, plus at least three consecutive characters of the owner's name.

- The portal returns the property and owner details. Read the built-up area and the occupancy status, not only the amount.

- If nothing has changed, go through to Form IV.

- If the area, usage or occupancy is wrong or has changed, tick the box, which takes you to Form V, and correct it there. The amount will change.

- Choose full payment or two instalments. One full-year transaction before the cut-off is the only route to the 5%.

- Pay by net banking, debit card, credit card or UPI, or generate a challan to pay at a bank.

- Download the receipt. The system issues a receipt number on success. Save the PDF, not a screenshot of the confirmation screen.

BDA properties pay at propertytax.bdabangalore.org with a 10-digit Property ID, Site ID and name, then an OTP to the registered mobile number. That OTP is the step that fails for owners abroad.

## Paying from outside India: four failures

This is the part the local guides leave out, because they have never tried to pay a Bengaluru bill from New Jersey at 2am.

### The OTP goes to an Indian number you no longer use

The BDA portal, and BBMP's grievance flow, send a one-time password to the number on the property record. When that is a dead number from 2013, you are locked out of your own payment. Update the registered mobile before the rebate window opens, not during it. This is the most common reason an overseas owner misses a deadline.

### Foreign cards get declined

Indian municipal gateways route through domestic acquirers and reject non-Indian cards, sometimes after three screens. Net banking from an NRO account works. So does UPI linked to an NRO account. Keep a live NRO netbanking login for this one job.

### The amount debits and no receipt appears

It happens, and the money is seldom lost. Do not pay again. Wait 48 hours, search your PID again, and see whether the payment has posted. If it has not, raise a grievance ticket on the portal with the bank reference number, and take it to your bank at the same time. A second payment creates a refund case that runs for months from abroad.

### Nobody is holding the receipts

The paid receipt is not a formality. You will be asked for several years of them at sale, at khata transfer, and by any bank assessing a loan against the property. An owner who paid every year and kept nothing has the same problem at closing as one who never paid. One folder, one PDF per year.

## Why the receipt matters on your Indian tax return

If the property is let out, the municipal tax you paid during the financial year comes off gross rent before the 30% standard deduction, under Section 24. Two conditions: paid rather than billed, and paid by you as owner rather than by the tenant.

For an NRI landlord whose rent already has TDS taken at source, that deduction is part of what you reclaim at filing. Missing receipts mean an unclaimed deduction. ## What happens after years of not paying

Arrears do not fade. They run at 2% a month plus 15% a year, and they attach to the property rather than to you. The consequences arrive at the worst times:

- Khata transfer is refused until dues are cleared. No khata, no clean sale. The route back is in the guide to [khata and mutation for a remote owner](/guides/khata-mutation-remote-owner).

- A buyer's lawyer finds the arrears in due diligence, then either walks or takes the amount plus a margin off the price.

- A bank refuses a loan against the property.

- BBMP publishes defaulter lists and attaches properties where arrears are large and old.

Sitting on several years of arrears from abroad, the fastest route is to search the PID, take the full outstanding figure with penalty and interest as the portal displays it, pay the whole thing in one transaction, then start the khata correction. Negotiating a penalty down from overseas with nobody standing in the office is not a plan.

## FAQ

**Do NRIs pay a different rate of property tax in Bengaluru?**
No. Municipal property tax attaches to the property, not to the owner's residency. There is no NRI rate, no exemption, no surcharge. What changes the rate is self-occupied against tenanted, and the zone the property sits in.

**I missed the 31 May 2026 rebate. Should I wait for an extension?**
No. The rebate for 2026-27 was extended once already, from 30 April to 31 May, and Karnataka has refused further extensions in past years. Every month of waiting adds 2% penalty and interest at 15% a year. Pay now.

**Can I still pay the whole year in one go after the rebate closed?**
Yes. Full payment stays available after the cut-off. You lose the 5%, and you pay penalty and interest on the days already elapsed.

**Is e-khata needed to pay property tax?**
No. e-khata is not required to pay the tax. It is required for property registration, home loan applications and resale transactions after October 2024, and it comes from a different portal, bbmpeaasthi.karnataka.gov.in. Owners conflate the two because both broke in the same year.

**My property is in a BDA layout. Which portal do I use?**
propertytax.bdabangalore.org, unless the layout has been handed to BBMP, in which case bbmptax.karnataka.gov.in will find the property and BDA will not.

**Can my tenant pay it for me?**
Anyone can make the payment. The Section 24 deduction belongs to the owner who bore the cost, so a tenant paying out of their own pocket costs you the deduction. If the tenant pays on your behalf and you reimburse or adjust it against rent, keep the trail.

**Nobody in my family will send me the receipts. What now?**
Search your own PID on the portal. Payment history and receipts come back against the identifier, with no need for whoever made the payment. Without the PID, it is printed on any old receipt and on the khata, and the portal will search by owner name.
