# NoBroker vs Housewise for NRI Property Management: A Comparison You Can Check

If you live abroad and own a flat in India, two names come up early: NoBroker and Housewise. Both manage rental property for owners who are not in the country. They pick different models to do it. This page compares the two using what each company states on its own public pages, and it adds 66 MG Road at the end as a third option. Every number here links to its source. Nothing is invented.

- **What each one publishes.** Housewise prints its price. NoBroker prints its price in a blog post but not on its NRI page. A company you can hold to a published number is easier to trust than one you cannot.

The NRI page lists a dedicated property manager as the single point of contact, lifetime tenant search with verification, on-time rent collection with direct transfers, periodic inspections with photo and video updates, on-demand repairs through vendors, and rental agreement drafting. City pages cover Mumbai, Delhi NCR, Bangalore, Chennai, Hyderabad and Pune, with more cities including Noida, Gurgaon, Faridabad and Ghaziabad linked across the site.

The NRI page itself leads with "Zero Brokerage" and does not print a management fee or a rental guarantee. Those two claims come from a NoBroker blog post announcing the property management service. That post states the fee plainly: "NoBroker takes a fee of 8 per cent of the monthly rent." It also describes the guarantee: NoBroker "assumes the financial risk of ensuring that property owners receive rent on time, every month, even if the tenant vacates and the house sits empty for a month or two before the new renter moves in."

Its site lists service in more than 20 Indian cities, the current page naming 25-plus, and it states it is trusted by "5500+ NRIs across 40+ Countries" with a claim that "99% of our customers renew year after year."

Its pricing is the clearest in the market. The end-to-end management plan costs "1.25 times a month's rent + GST." Of that, "Rs. 5,000 + GST will be an initial payment and the rest is payable only after the new tenant moves in." Renewal with the same tenant costs "0.5 times a month's rent + GST" for the next full year. That means you pay near a month's rent to place a tenant, then half a month on each renewal, and nothing extra as an ongoing percentage of collected rent.

**Model:** a tenancy-cycle fee, priced per placement and per renewal. **Strength:** published, checkable pricing you can read before a sales call, and a fee that does not scale with the rent it collects each month. **What its pages do not state:** how repair and vendor work is billed, what proof of work an owner receives as standard, or a guaranteed-rent product.
