# Manage India Property Without Visiting, NRI Guide 2026

**Short answer:** Almost every routine act on an India property can be done without you flying in: inspection, encumbrance and khata checks, property tax, society dues, tenant screening, repairs and rent into your NRO account. Three things still pull an owner back or need a registered Special Power of Attorney: appearing before a sub-registrar where the state requires it, a sale deed you must execute, and any proceeding where you must appear in person.

# Manage Your India Property Without Visiting India

Owners abroad plan a trip around the flat, then spend eleven of fourteen days in queues. Most of that queue time is avoidable. This page sorts the work into what needs no trip, what needs a document rather than a flight, and the short list that still pulls you back.

## Needs no trip, no power of attorney, no keys

- Site inspection with dated photographs, inside or outside.

- Encumbrance certificate. A public-record search on your survey and registration details.

- Khata, mutation and title-record status.

- Society dues, notices and pending resolutions on your flat.

- Boundary and encroachment survey on a plot, against the dimensions in your deed.

- A written risk report ranking what to fix first.

## Needs a document from you, not a flight

- Tenant screening and placement. Documents, employment checks, the previous-landlord call and viewings are all done on the ground by somebody else. You approve the tenant on a video call and a file.

- Repairs. A quote, your approval above an agreed floor, then dated photographs of the work and the vendor receipt at actuals.

- Rent. Into your own NRO account, with the tenant deducting TDS under the non-resident provisions.

- Income tax on rent, and repatriation. Filing and the 15CA and 15CB route run on documents.

- Signing a rental agreement. You can execute it from where you are and courier it. Registration is the part that may not travel: see below.

## Still needs presence, or a registered special power of attorney

Three, and they are the reason POA exists.

- Appearing before the sub-registrar where the state requires the owner or an authorised attorney in person to register an agreement or a deed.

- Court or revenue proceedings where the owner or an attorney must appear.

## If you are coming anyway, sequence the trip

A trip taken in the wrong order spends its days waiting for documents that could have been ordered in advance.

**Before the trip:** order the encumbrance certificate, pull the khata and tax status, clear dues, get the inspection done and read the report. Book the registrar appointment. Have the agreement or deed drafted and reviewed.

**On the ground:** registrar appearance, bank formalities that need you in person, the society meeting if there is one, and the flat itself.

**After you leave:** repairs, tenant placement and the filings. None of that needs you in the country.

A single visit built this way runs to two or three days of appointments, not two weeks. Book the registrar slot before you book the flight, because the slot is the constraint and the flight is not.

## FAQ

**Can I manage my India property end to end from abroad?**
Routine management, yes. Inspection, records, tax, dues, tenants, repairs and rent all run without you. Registration before a sub-registrar, a sale you must execute, and appearances in proceedings are the acts that need you present or a registered Special Power of Attorney.

**Do I have to come to India to rent out my flat?**
Not to find or approve a tenant, and not to receive rent. You may need presence or an attorney to register the agreement, since several states require the owner or an authorised attorney at the sub-registrar's office.

**Can I pay Indian property tax from abroad?**

## A remote year, in practice

For a let flat, a year that runs without you looks like this. Rent lands in your NRO account each month and the manager reconciles it against the agreement. A quarterly inspection produces dated photographs and a short note. Property tax is paid once against the property identification number and the receipt is filed. Society dues are cleared and any notice affecting your flat is forwarded. Two or three repairs come to you as a quote, an approval and then a receipt at actuals. At the end of the year, the tenant renews or leaves, and the deposit is settled against the inventory taken on move-in day.

For a vacant flat, the year is shorter and the stakes are higher: four scheduled looks with dated photographs, dues cleared, the boundary checked, and a written note each time confirming the asset is where you left it.

## The two failures that come from never visiting

The first is drift in the record. Khata, mutation and municipal entries do not update themselves, and an owner who has not checked in five years often finds the record naming a person who has died or a share that was never mutated. Pull the record once a year, not once a decade.

The second failure is proof. When something goes wrong at year six, what you can prove is what somebody wrote down at years one through five. Dated photographs, receipts and reports are cheap while nothing is wrong and impossible to reconstruct once something is.
