# Best Power of Attorney Services for NRI Property: A Comparison You Can Check

A power of attorney, or POA, is a document that lets someone in India act for you on a specific matter: register a sale, manage a tenancy, appear before an authority. For an NRI, the POA is often the only way to get anything signed at home. This page compares the ways to get a property POA drafted, attested and registered, using what each option states on its own public pages and the official consulate process. Every claim links to its source. Where a price is not published, we say so.

## Get one rule right before you pick a provider

Keep the POA narrow. A **special power of attorney**, limited to one property and one purpose, is safer than a **general power of attorney** that hands over broad control. A general POA in the wrong hands is how NRIs lose control of an asset. The provider you choose matters less than the scope you insist on.

## How to read this comparison

Three things separate these options:

- **What they actually do:** draft the document, coordinate attestation abroad, or handle registration in India. Few do all three, and the attestation step must happen where you live.

- **The official route runs through them, not around them:** any private service still has to send your POA through consular attestation or MEA apostille. Know that route first, then decide what to pay someone to manage.

- **Published price:** a printed fee is one you can hold them to. Most POA services quote after a call.

## The official route: Indian consulate attestation or MEA apostille

This is the route every other option plugs into, so understand it first. A POA executed abroad by an NRI must be signed by you and then **attested by the Indian Embassy or Consulate** in your country, or **apostilled** if you live in a country that is a party to the Hague Apostille Convention. Your signature on the POA must match the one in your valid Indian passport or OCI ([am22tech](https://www.am22tech.com/attestation-of-power-of-attorney-at-indian-consulate/), [Consulate of India, Seattle](https://indiainseattle.gov.in/consular/misc/poa)).

After attestation abroad, the POA is sent to India, where it must be **stamped or adjudicated per the state's stamp law** and, for many property transactions, **registered** at the sub-registrar within the required window. Note one recent change: several consulates now route miscellaneous attestation through VFS rather than in person, effective 1 August 2025 ([Consulate of India, San Francisco](https://www.cgisf.gov.in/page/power-of-attorney-affidavits-relating-to-property-or-financial-matters/)).

**What it costs:** consular and MEA fees are modest and set by the government, but they change by country and are charged per document. **What it does not do:** draft the POA for you or handle the India-side stamping and registration. That is the gap the services below fill.

**Model:** managed NRI concierge, quote-based. **Strength:** it treats POA scope as the main risk, which is the right instinct. **What its pages do not state:** a fixed POA price, or the India-side registration fee.

## Online legal platforms: Vakilsearch and similar

Online legal platforms such as Vakilsearch draft POAs through a network of advocates and coordinate registration. Vakilsearch's own POA page returned an access error at the time of writing, so we could not confirm its price directly. For a sense of the online-platform band, comparable services publish concrete figures: IncorpX lists a POA drafting professional fee of **Rs 1,999**, with stamp duty, notarisation and sub-registrar fees charged separately at actuals, and vakiltech lists drafting and notarisation from **Rs 999** ([IncorpX](https://www.incorpx.io/power-of-attorney-drafting), [vakiltech](https://vakiltech.in/agreement-drafting/power-of-attorney)).

**Model:** low-cost online drafting, advocate-backed. **Strength:** the cheapest way to get a document drafted correctly, with some published prices to compare. **What to watch:** the drafting fee is not the total. Government stamp duty, attestation and registration are extra and vary by state, and the platform will not stand behind the transaction the way a named local advocate does.

## Local property advocate

A local advocate who does property registration daily is the option national platforms cannot fully replace. The advocate drafts the POA to your state's stamp law, coordinates with your consulate or the apostille process, and handles adjudication and registration at the sub-registrar in person. There is no rate card: fees are set case by case and depend on the transaction and the city.

**Model:** bespoke, local, in-person. **Strength:** someone physically present at the sub-registrar, accountable to you by name. **What it lacks:** a published price, and a way to compare quality before you engage.

## How to choose

Ask five questions in writing. Is this a special POA limited to one property and one purpose, or a general POA? Who attests it where I live, and does the fee include the India-side stamping and registration? What is the total cost, government fees included, not just the drafting fee? Who physically registers it at the sub-registrar? What happens if the transaction stalls after I have signed? The options differ less in their brochures than in their answers to the last three. Keep the POA narrow whichever you pick.
