# Friends of 66 MG Road: a WhatsApp community for NRIs who own property in India

You own a flat in Bangalore and you live in Dubai. The tenant has gone quiet, the khata is still in your father's name, and the only person you can ask is a cousin who is doing you a favour. There are thousands of owners in that exact position. This is the group where they talk to each other.

## Why this group exists

Owning property in India from abroad is a lonely job. The advice comes from people who want the mandate, the horror stories come from a WhatsApp forward, and the one question you actually have is the one you cannot Google. Owners solve this for each other faster than any company can. Someone in Toronto already fought the builder you are about to fight. Someone in Singapore already found out what an unregistered rent agreement costs at sale time. We run the room and we pay for it. We do not sell inside it.

## What happens inside

- **Ask the question you feel silly asking.** The khata is in your late father's name, a cousin has been living in the flat since 2019, and you have no idea what an encumbrance certificate is. Somebody in the group has stood exactly where you are standing.

- **Names that worked, names that did not.** Which CA filed on time, which broker showed up, which builder went quiet. From owners who used them, not from anyone who paid to be listed.

- **A second opinion before you sign.** Post the clause, hide the names, get read by people who have signed the same paper.

**Will everyone see my phone number?**
Yes. This is a WhatsApp group, so every member sees the number of every member who posts. That is how WhatsApp works and we will not pretend otherwise. If that is not something you want, use the guides and the directory on this site instead and skip the group.

**Who else is in the group?**
NRIs and OCIs who own property in India, plus two people from 66 MG Road. Every member is approved by hand. No bulk imports, no bots, no scraped lists.

**Will I be sold to?**
Not in the group. We do not pitch inside it, we do not run offers inside it, and no member is allowed to advertise.

**Will my phone buzz all day?**
Membership is capped and the group is moderated. Mute it and read once a day, and you lose nothing.

**What happens to the details I enter?**
They go into our database so we can approve you and add you to the group. We do not sell them and we do not pass them to brokers or builders. Ask us to delete them at sg@66mgroad.com and we delete them.

**Can I leave?**
Leave from WhatsApp whenever you want, with no message to anyone. Nobody chases you.

## House rules

- Own property in India, live abroad. That is the whole entry test.

- No advertising. No listings, no services, no affiliate links, no DMs to members you have not spoken to.

- No forwards. Post what you know in your own words, with a source link if the claim is a number.

- Names are fair game, abuse is not.

- Anything a member shares about their property stays in the group.

- One language for the room: English.

- We moderate. One reminder, then removal. The group is small on purpose.

## Founding members join free for a year

Apply before 30 September 2026 and your membership costs nothing until 31 December 2026. No card, no automatic renewal, no reminder emails in between. Normal membership is ₹1,000 a year. At the end of the year you decide whether the group earned the fee.

**Is it free to join?**
Founding members who apply before 30 September 2026 pay nothing until 31 December 2026, a full year. After that year the membership is ₹1,000 a year, and you decide then whether it earned it. There is no card on file and no automatic renewal.

**How do I get added?**
Fill the form on this page. We read every application by hand and send the group invite over WhatsApp within two business days. If you are outside the audience we tell you, and we say why.

**Do I need to own property in India already?**
Owning is the common case. Owners in the middle of inheriting, buying, or selling are welcome too, because those are the three moments when the questions are hardest.

**Is anything said in the group legal or tax advice?**
No. It is owners sharing experience. Treat it as a place to learn which question to ask your CA or lawyer, and never as a substitute for asking them.
